How I work
- I am not a realtor and not tied to any agency.
- I do not sell “my own” inventory of apartments.
- You get independent selection based on your needs and budget.
- I use open platforms (Idealista) and additional options shared by agents/owners before publication when available.
- No Airbnb focus — only real rental formats suitable for living.
Service process
1. Kickoff and brief
Initial call to define your goals, budget, timeline, and housing criteria. We align priorities for areas, transport, and apartment format.
2. Search and first selection
Property selection on Idealista plus off-market options when available. I call listings, verify current conditions, and secure preliminary approval of the client profile for the selected option.
3. Rental payment insurance
Preparing the document package for the insurance company, explaining how the insurance works, its cost, and key nuances. Working with different insurers depending on client profile: with or without NIE, Spanish employment contract or non-Spanish contract, etc.
4. Viewings and on-site check
Viewings, discussion with agents/owners, negotiation to reduce rent and/or the number of required payments in the clients' interest when market-appropriate, and clear assessment of pros/risks for each option. The base package includes up to 4 viewings in Valencia and nearby metro-connected suburbs.
5. Contract review and alignment
Rental contract review, discussion of risky clauses, clarification of contract nuances and answers to client questions, suggested edits, and communication with the landlord's side to align final terms.
6. Contract signing and key handover
Final checks, support through signing, clarification of last questions, key handover — or coordination of a separate move-in date if it differs from the signing date.
Terms and pricing
Long-term rental service price: 600€ + IVA 21%.
Included: area recommendations, listing calls, up to 4 viewings in Valencia and nearby metro-connected suburbs, contract review/alignment, and insurance coordination for document approval.
Extra viewings after the included limit: 40€ + IVA 21% per viewing (including communication with agents).
Payment format: prepayment.
